An exciting opportunity to apply for the operation of the Cody Dock Cafe as part of the opening of Cody Dock’s new multi-function visitor centre – “The Barn”.
A purpose built cafe located at the heart of a prime riverside location complete with commercial kitchen plumbing, utilities to a white box condition, ready for fit-out.
This new café building comes with an adjoining covered dining space and outdoor seating areas located within Cody Dock’s riverside gardens.
It is situated on the ground floor and includes an open plan customer area, kitchen, storeroom, with public WCs in an adjacent building.
The cafe benefits from direct access to the Lea River Park footpath and a glass-walled entrance to Cody Dock The Barn.
Cody Dock has already become a busy visitor destination, with several thousand people working in the adjacent industrial estate and hundreds of people using the river footpaths for recreation and leisure.
Cody Dock itself is home to a vibrant live-work community and receives over 2500 volunteers and tens of thousands of visitors to its exhibitions and events all year round. Visitor numbers have grown consistently year on year and this is expected to significantly increase over the next 5 years.

Located at the halfway point along the Lea River Park which runs between Queen Elizabeth Park in Stratford and Canning Town, Cody Dock is situated at the heart of a major regeneration zone with new paths and bridges planned to connect it to a further 50,000 homes in the next three years.

The café overlooks the tidal Lea River situated on the western boundary to Newham at 11c South Crescent, London E16 4TL.
5-year concession: 10-20% of gross sales fee per month with a minimum payment of £1700 per month plus all utility and business rates where applicable.
